Using our marketing pages or requesting an estimate does not create a construction contract. Planning prices are rough guides: basic wood decks run about $80 per square foot with a $10,000 minimum, and complex or upgraded projects run about $100 to $120 per square foot.

Composite decks start at a $15,000 minimum, and we do not publish a per-square-foot rate for them. Final scope and price are set only in a separate signed agreement, and every project remains subject to parcel and municipal requirements.

Nothing in these terms takes away any rights a homeowner has under applicable law. This overview is a short summary for convenience, so please read the full terms before relying on any price, process, or statement described above.

These terms apply to your use of the Southern Maine Deck Builders website, effective October 15, 2026. Please read them before relying on information here or sending an estimate request.

Purpose of This Site

This website shares general information about deck projects and lets you request an estimate. No construction contract or project agreement is formed online through this site.

Nothing here is a binding offer to perform work at a specific price or on a specific schedule. Information on the site is general and may not fit your particular property.

Planning Prices and Minimums

Prices on this site are indicative planning figures. Basic pressure-treated decks are about $80 per square foot with a $10,000 project minimum, and complex or upgraded work is about $100 to $120 per square foot.

Composite projects carry a $15,000 minimum, and no per-square-foot rate is published for composite. When area times rate comes to less than the applicable minimum, the minimum applies.

Actual scope and final cost are set only in a separate written agreement signed by you and the contractor.

Your Project Information

Estimates depend on the information you provide. Please describe your property and project goals accurately, including access to the build area, because missing or incorrect details can change scope and cost.

If your plans change after you send a request, let us know so any estimate can reflect the new details.

Codes, Permits, and Availability

Your property and municipality determine which building codes and permit reviews apply. Material availability and scheduling also vary by project, and nothing on this site promises an approval, start date, or completion date.

Who is our parent company, and what does it do?

Southern Maine Deck Builders carries the endorsement "A Seth's Home Pros Company". Our parent company is a referral business that connects homeowners with contractors.

Our parent company does not perform, supervise, or guarantee construction work. It does not hold, collect, or handle money between homeowners and contractors.

Maine Home Construction Contracts

Maine law generally requires home construction contracts over $3,000 to be in writing. The initial down payment is normally limited to no more than one-third of the contract price.

The Maine Attorney General explains these requirements on its home construction contracts page. Please review that source for the official details.

Warranties

Any warranty for a deck project is provided only through a separate written agreement. This website creates no warranty of its own.

Nothing in these terms waives or limits rights you have under Maine law or other applicable law. If any part of these terms cannot be enforced, the remaining parts stay in effect.

Photos on this site illustrate deck project types and materials. They do not document specific completed jobs.
